What you will be doing

The Commercial Manager (Fixed Term for 2years) will provide commercial leadership for space-related arrangements created or changed by Auckland Airport's major infrastructure projects. Working across terminal, airfield, operational and common-use environments, you will develop, negotiate and manage commercial frameworks and agreements that support effective use of airport space during delivery, transition and future operation.

You will work closely with teams across our business to ensure space arrangements are commercially sound, operationally workable and aligned with Auckland Airport's strategic, financial, operational and customer objectives.

This is a Fixed Term project-focused role for 2 years. It will support commercial decisions and arrangements arising from infrastructure delivery, tenant moves, interim accommodation, access requirements and transition planning, while working alongside the teams that retain accountability for BAU leasing, property management and operational delivery.

Your key responsibilities are:

  • Develop and maintain commercial frameworks for terminal, operational, airfield and common-use spaces, including how those spaces are allocated, accessed, charged for, and transitioned over time.
  • Lead or support the development, negotiation and management of development agreements, licenses, leases, access arrangements, and related commercial documentation.
  • Partner with Development Managers, Infrastructure project teams, and business stakeholders to identify commercial implications of delivery staging, tenant relocations, interim accommodation, and future space arrangements.
  • Provide financial evaluation and commercial assessment for occupancy outcomes and investment decisions.
  • Provide clear commercial advice, options and recommendations to senior leaders and governance forums, including any trade-offs, risks and decision points that need to be resolved.
  • Influence outcomes across multiple business units, balancing commercial value with operational practicality, customer outcomes, and regulatory requirements.
  • Help establish repeatable ways of working for space-related commercial decisions, so lessons from current projects can be reused across future terminal and infrastructure programmes.

To ensure your success in this role, you will need:

  • A relevant tertiary qualification in property, finance, law or a related discipline, or an equivalent qualification.
  • A minimum of 10 years' experience in property, commercial management, infrastructure, or a related field.
  • Demonstrated experience negotiating and managing complex commercial agreements including property and spatial arrangements.
  • Strong commercial and financial acumen, including experience with financial models, pricing, and cost recovery principles.
  • Experience balancing commercial outcomes with operational, customer and regulatory requirements.
  • Proven ability to influence outcomes across complex stakeholder environments.
  • A commercially astute and pragmatic approach, with strong judgement, relationship management, and an enterprise mindset.
